Victoria condo sales up, single-family sales unchanges in April

In April, Greater Victoria condo sales increased 20 per cent month-over-month while single-family sales remained virtually unchanged. According to the Victoria Real Estate Board, new developments in View Royal and Langford, resulting in a higher sales volume in April when 171 condos were sold, up from 142 in March.
The hottest sales regions were Victoria, Vic West, View Royal, Saanich East, Sidney and Langford where double-digit sales were reported. Meanwhile, prices held steady in all residential categories: the average price for a condo was $327,975 in April, down slightly from $332,835 in March. The median was $277,000.
A total of 294 single-family homes sold in the capital region in April, on par with the 295 sales in March. Areas with the highest number of single-family sales were Saanich East with 63, Victoria with 39, Langford with 36, Saanich West with 29, and Oak Bay with 27. The average single-family price fell to $609,376 last month from $640,533 in March. April's median price was $560,000. In April 2011, the average price of a single-family home in Greater Victoria was $615,533. The median was $556,000.
